PURPOSE OF THE UNIT STANDARD 
This unit standard forms part of the qualification - National Certificate in Property Practice, registered at Level 4 on the National Qualifications Framework. Learners working towards this standard will be learning towards the full qualification, or will be working within a Property Environment, specialising in either Property Management or Estate Agency Sales or Rental, where the acquisition of competence against this standard will add value to their understanding of the sector and functioning in the workplace. This standard will also add value to learners who are starting or working in their own Property and/or Real Estate business.

The purpose of this standard is to provide learners the opportunity to develop an understanding of the elements of the real estate industry, in particular the key role players, their roles, the types of interactions between roleplayers, and the formal environment in which the industry functions.

The qualifying learner is capable of :
  • Identifying, sourcing and collecting information relating to the role players relevant to real estate practice.
  • Describing and implementing relationships in real estate practice.
  • Describing the context of real estate practice. 

  • LEARNING ASSUMED TO BE IN PLACE AND RECOGNITION OF PRIOR LEARNING 
    Learners accessing this qualification will have demonstrated competence in mathematical and computer skills to the equivalent of NQF 3. They must also be able to communicate in English to the equivalent of ABET Level 4.

  • Roles include those internal to the real estate industry such as property managers, estate agents, valuers, property developers, investors, the Estate Agency Affairs Board, as well as those external to the real estate industry itself, but providing services relevant to real estate, such as town planners, environment specialists, land surveyors and quantity surveyors, architects, building contractors, engineering services, legal services, financial services, Surveyor-General, Deeds Office.
  • Relationships are based on the functions of selling, managing, business brokering, property development, investing, regulating, marketing, leasing.
  • Building standards, building construction elements, building regulations, height and building lines, services in a building, erf numbers.
  • Rights and responsibilities of ownership, rights and responsibilities of real estate practitioners, services provided and taxes levied by government.
  • Finance and security, financial institutions, housing subsidies, finance for housing.
